Have your dream home built

Most of us have dreamed at one time or another of having our own home built but in many cases we never actually got round to doing it. Planning regulations, expense, time - whatever the reason - your dream is realisable here in Chiang Mai.

Jasmine Homes have designed and built homes for scores of foreigners who had similar dreams. Working hand in hand with our clients we firstly develop a design that is practical, beautiful and cost effective. We include all of the features and requirements that are important to our clients. On many occasions clients have chosen a design based on a property we have previously designed and built but then added a few features to personalise the design.

Value for money

Without doubt one of the biggest benefits of building your own home is that you will save money. The resultant property will be constucted to the standards and finished to the quality that foreign owners expect but will still be significantly less expensive than buying a pre-built or pre-owned home. Add to this that the property will have the features and layout that best suits you and it's easy to understand why so many foreign investors are going this route today. Needless to sat that the property will also be easier to sell in the future should you decide to do so.

Thai Developments

Don't be fooled by Thai developers who offer homes at near cost price - they are not working for love! In most Thai developments you pay a huge premium for the plot of land - this is where they make their profit. As an example, plots of land at our Mae Kuang Riverside development start at just 2,500 THB per talang wah (one talang wah = 4 square meters). So a plot of 1 Rai (400 talang wah or 1,600 sq m) will cost 1 Million THB. In a much less desirable Thai development nearby plots are prices at 12,000 THB per talang wah. The same 1 Rai plot will cost 4.8 Million THB. The end result is that you pay 3.8 Million THB more for the land in order to save a few hundred thousand on the building costs (you also end up with a house built the 'Thai way'!).

DesignJasmine Design

Jasmine Homes use state of the art 3D modelling software to design each home. As a result our client is able to see the end product before we commence construction. This facility enables us to view the property from any position, do walk throughs and fly by's so that the client can truly appreciate what the finished property will look like. We make a nominal charge for this design service which will be refunded in full should you decide to proceed with construction with Jasmine Homes.

Planning Regulations

Planning requirements here are considerably less restrictive than in most western countries but you will almost certainly need to get a building licence before construction can commence. This process involves the submission of detailed plans as well as a structural report that includes all of the technical information and calculations used to determine the structural integrity of the building. This report is produced by a registered structural engineer and is your reassurance that the resultant property will not fall down! Of course Jasmine Homes will take care of all of this on your behalf including the preperation of drawings, the structural report and the building licence.

Construction

Jasmine Homes has a team of engineers and construction workers who have been building homes for foreign owners for many years. Unlike most Thai builders they understand the different needs and requirements of foreign owners and are well versed in working to the higher standards expected.

Throughout the construction process we will have regular site meetings where you can discuss progress, talk through any changes that you may require (there are always some!) and most importantly inspect the work completed to date. Of course these meetings will be conducted in English language (unless the client is Thai).

The 'Jasmine Difference'

So what's the difference between a Jasmine designed home and a typical home on a Thai development.....?

To start with, a Jasmine Home will be designed and laid out exactly the way you want it. You don't have to settle on a restricted design which doesn't exactly match your reqirements or to chose between 3 or 4 stock designs.

The quality of finish will be significantly higher than you can expect from a stock built house in a Thai development.

Features that you take for granted will be included in a Jasmine Home - for example a typical Thai Development home has minimal electrical outlets (often only one per room) - we always include an abundance of outlets because we know you can never have too many. We also include hot water at all bathroom faucets including the basin, a backup water tank (1,000 litres minimum) in the roof space (no ugly water tower in the garden!) and a host of other features.

Investment opportunities

Some of our past clients have subsequently sold their properties and in every case they have done so at a profit. In some case the client has returned to their home country but in many others the client has had another home designed and built by Jasmine Homes. In one particular case we are about to start building the third house for an ex-pat couple who have sold their last two houses (through Jasmine Homes of course!) at a substantial profit. Once you have found the ideal plot we can discuss your design ideas and arrange to show you some of the properties that we have already built for clients so that you can check out the value for yourself. We will then work closely with you to develop a design and ultimately provide you with a detailed quotation for the construction.
